Maintenance & faults
Nothing falls through the cracks
Preventive maintenance and fault handling in one system. The record is created while the work happens — not on a separate form afterward.
Preventive maintenance
One elevator, from registration to contract renewal
Every system in the building goes through the same chain: registration, plan, task, documented work, and a contract that renews on time. Here's what that looks like for one elevator.

Passenger elevator — Building A
Registered with a serial number and warranty date
Plan
Semi-annual inspection
Every 6 months · reminder 14 days ahead
PreventiveTask

Registering the system
Every system in the building is registered once, with a serial number and a warranty date. Elevators, fire safety, pumps, HVAC, generators and plumbing — all on record in one place, instead of in a binder at each supplier.
System
Passenger elevator — Building A
- Serial no.
- SN-48213
- Warranty until
- 03/2027
02
Maintenance plan
Every system has a fixed service plan, say every 6 months, with a reminder two weeks ahead. The next service date is calculated automatically from the last one.
Plan
Semi-annual inspection
- Frequency
- Every 6 months
- Reminder
- 14 days ahead
- Next due

03
Task
As the date approaches, a task is created automatically and assigned to the right supplier. Every task sits in one queue, and a task past its due date is flagged overdue — visible immediately.
Task
- Elevator inspection — Building AOverdue
- Water pump inspection — Building BToday
- Generator inspection — Building AIn 5 days
Assigned to: S.K. Elevators Ltd.
04
Documented work
The technician works from a checklist defined for that system, and every item closes with a photo. What's left is a clean record: date, photos, and who did the work.
Documented work
- Cable and brake inspection
- Door and locking mechanism check
- Emergency lighting check
- A photo attached to every item
Completed on: 18/08 · Performed by a certified technician
05
A contract that renews on time
An alert 30 days before the service contract expires. Suppliers are on record with license numbers and the agreement's own documents — when you need to know who has a contract and when it ends, the answer is already written down.

Fault handling
A fault: from report to close
A resident reports from the app with a photo, the manager classifies it and assigns a supplier, and she sees every update right inside her report — without a single phone call.
- Classified by category, location in the building and urgency
- Assigned to a supplier or contact, with status updates for the resident inside the report
- Closed with before-and-after photos — not just "resolved"
- A full log of every event on the report: who, what, and when

Every event is saved — who, what, and when
A fire safety inspection, an insurance claim after a leak, a dispute with a contractor — they all start with the same request: "show me the record." A building run on Migdalor simply pulls it up.
